17 neighborhoods

Where price per square foot stands now.

Median closed $/SF for the 3 months ending September 2026, and the change from the same window a year earlier. Bars are scaled to the highest neighborhood. Each row opens that neighborhood's buildings.

As of Oct 26, 2026

A neighborhood median moves with the mix of buildings that trade in the window, so a jump can mean pricier buildings sold rather than every unit gaining value. Each building's own record is on its page. Neighborhoods with fewer than 15 sales in the window are not published.

Last 12 months

All 17 neighborhoods, month by month.

Medians are rolling 3-month figures. Closed sales and closed leases are counts for that calendar month.

Methodology

How the index is built.

Every number on this page comes from closed MLS records already on this site's building pages. Nothing is estimated or modeled.

Source
Closed condo sales and leases from the Miami MLS (MIAMI REALTORS) through the Bridge IDX feed, matched to buildings by address. The pull behind this page ran on October 26, 2026.
Coverage
2,124 condo buildings in 17 Miami neighborhoods: Coconut Grove, Coral Gables, Key Biscayne, Brickell, Downtown, Edgewater, Midtown, Fisher Island, South Beach, Mid-Beach, North Beach, Miami Beach, Surfside, Bal Harbour, Bay Harbor Islands, Sunny Isles Beach, Aventura. It is not all of Miami-Dade, and it leaves out single-family homes.
Period
January 2020 to September 2026, the last full month before the pull. The feed's history starts in October 2019, a partial month, so the index starts in January.
The monthly figure
A median over a rolling 3-month window: the month and the two before it. Closed sales and closed leases are plain counts for the calendar month.
Publishing threshold
A figure is published only when at least 15 closings with that measure fall in its window. The sample size (n) is stored for every figure and shown in the chart and tables. Coral Gables (4 buildings with MLS records), Miami Beach (5 buildings with MLS records), Fisher Island and Midtown reach it in fewer than half the months.
Cleaning
A closed record listed twice for the same unit, date and price counts once (186 dropped). Price per square foot uses units of 200 sq ft or more and $50 to $10,000 per sq ft. Sale-to-list uses 50% to 150%. Leases use $300 to $100,000 a month and $0.30 to $20 per sq ft. Records outside these ranges are typos or annual figures.
What it is not
It is not a repeat-sales index. A median moves with the mix of buildings and units that close, and first closings in new buildings recorded in the MLS count like any other sale.
Updates
The MLS data refreshes weekly and a month is added after it ends. Recent months can move slightly as late closings are recorded.
Neighborhoods
Each building belongs to one neighborhood in the condo atlas, set by city and ZIP code, or by the Miami-Dade Property Appraiser's city where it differs from the MLS (the Coral Gables buildings the MLS files under Miami), the same grouping as the condo directory.
More data
Building rankings use the same records. Market statistics covers 58 markets, all property types.
