Miami high-rise rental towers along the water

Residential & Commercial · Rent & Lease

Rentals across Miami — for renters and owners.

Long-term, seasonal and short-term; residential and commercial. Whether you're looking for the right place to live or want your property leased to qualified tenants without the headache, I handle it end to end, with the same data-driven, no-pressure approach.

Rules of thumb · every building differs
For renters

What rent fits?

From your income to a realistic budget and move-in cash.

Rules of thumb: ~30% of gross income is the classic comfort ceiling, and Miami landlords commonly screen for income around 3× the rent. Move-in on many Miami condos is first + last + security (≈3× rent), plus building application fees.

Before mortgage, management and repairs — a first-pass screen, not underwriting. The bigger lever is usually the rent itself: pricing to the market beats sitting vacant.

Whichever side of the lease you're on.

How it works

Simple, whether you're renting or leasing.

1

Share your goal

Renting or leasing out, tell me your budget or target rent, the areas, and your timing. A quick conversation sets the direction.

2

Match & price

Renters get a curated shortlist that fits. Owners get market-based rent pricing and professional marketing to the right tenants.

3

Tour or screen

I run tours, in person or by video, for renters, and carefully screen and vet applicants for owners.

4

Sign & settle

Lease review and a smooth move-in for renters; a qualified placement and management connections for owners.

What you get, on either side

  • Curated rental shortlists matched to your budget and areas.
  • Market-based rent pricing so owners neither leave money on the table nor sit vacant.
  • Tenant placement & screening, credit, background, income and references.
  • Lease review & negotiation spelled out in writing before anyone signs.
  • Seasonal & short-term strategy, structured to what's actually allowed at the property.
  • Remote-friendly, video tours, remote applications and e-signing from anywhere.

For owners

Lease it out with less risk.

The goal is reliable income and a tenant you don't have to worry about, not just a signed lease.

Rent Pricing

Priced to today's market

I benchmark your unit against real, current comparables so it's priced to move without leaving money on the table. Overpricing means vacancy; underpricing means lost income.

Seasonal & Short-Term

Furnished & seasonal strategy

Short-term rules vary by city and building, so the first step is confirming what's allowed at your property. From there I advise on strategy and connect you with management for turnovers and guests.

Rental FAQ

Questions renters & owners actually ask.

As a renter, do I pay a fee to work with you?
It depends on the property and how it's listed. In many Miami rentals the owner's side covers the agent, in others a fee applies. I'll tell you exactly how it works for any home before you apply, in writing, so there's never a surprise.
What's the difference between annual, seasonal and short-term?
Annual leases are the standard 12-month route. Seasonal rentals are furnished, higher-priced and typically a few months, popular with snowbirds. Short-term and vacation rentals are nightly or weekly and subject to local rules. Try the lease-type chooser above, and I'll help you pick the right structure.
I'm an owner, how do you screen tenants?
Carefully. Application, credit and background checks, income and employment verification, and prior-landlord references, so you place a reliable tenant and protect your asset. I'll walk you through every applicant before you decide.
Can you handle short-term and vacation rentals?
Yes, and short-term rules vary by city and building, so the first step is confirming what's actually allowed at your property. From there I can advise on strategy and connect you with management for turnovers and guest handling.
Can I rent from out of state or abroad?
Absolutely. Video tours, remote applications and e-signing mean you can secure a Miami rental without flying in, a common path for relocating and seasonal renters. See the international & Canadian resources.
What do I need to apply for a rental?
Generally photo ID, proof of income such as recent pay stubs or equivalent, and an application with credit and background consent, plus funds for the deposit and first and last where required. Rough in the move-in cash with the rent budget tool, and I'll give you the exact checklist up front so you can move fast on the right place.
