How much do I need for a down payment?
It depends on the loan and the property. Conventional loans often start around 20% down, but there are programs that require less, and cash is common in Miami's luxury tier. The cleanest answer comes from a quick pre-approval; in the meantime you can model the monthly cost with the mortgage calculator.
Who pays my agent as the buyer?
Buyer-agent compensation is negotiable and is spelled out in a written agreement before we start touring. In many deals the seller's side still contributes, but it's no longer assumed, so I'll walk you through exactly how it works for your purchase, in writing, with no surprises.
How long does buying take?
From a serious search to keys is often a few weeks to a few months, depending on inventory, financing, and how decisive we are. Being pre-approved (or paying cash) speeds up every step.
Can I buy from another country or out of state?
