How this site handles your information.

This page explains what enriqueponte.com collects, where it goes and what you can do about it. It describes what the site actually does, in plain words.

Who this policy covers

This policy applies to www.enriqueponte.com (the "site"), including its pages, forms and tools in English and Spanish. It covers the information the site collects from you and about your visit. It does not cover other websites the site links to; their own policies apply.

Your use of the site is also governed by the Terms of Use.

Who is responsible

The site is run by Enrique Ponte Ojeda ("I" or "me" on this page), a licensed Florida real estate agent with Carmona Realty Group in Miami, Florida. I am responsible for the information collected through the site. You can reach me at 786-578-6900 or eponteojeda@gmail.com.

What you send me through forms

You can browse the whole site without giving me your name or contact details. When you fill in a form and press send, the site sends me what you entered, plus a few details about where you sent it from.

  • Contact detailsYour name, your email address and, if you give it, your phone number.
  • What you are looking forYour message or notes, and answers such as your goal, budget, property type, areas, timeline, financing and whether you are buying from abroad.
  • Property detailsOn the valuation form, the address or area you enter, the map pin you place and the search radius. On building pages, the year you bought, if you choose to share it.
  • What you asked aboutThe building, listing or rental community the form was on and, when you choose to send them, the buildings, homes and searches saved in My Miami or a building comparison.
  • Where you sent it fromThe page you were on (including any search filters in its address) and the language of the page. A form also includes how you arrived at the site (for example a Google search, an ad or a link on another site), how many times you visited and the pages and buildings you viewed here, which your browser keeps on your own device and sends only with a form you send, plus your approximate country and city and your type of device, so I can answer with context.
  • Spam checksA hidden field that people never see, and how long the form was open. Automated spam tends to fill in the hidden field or send too fast, and those submissions are dropped.

Photo fields do not upload anything from the site. Only the number of photos you picked is sent, and I ask you for the photos when I reply.

The Miami Read newsletter signup asks only for your email address, plus your first name on the subscribe page.

Where form information goes

A form goes to the site's own server, and from there to the services I use to receive and organize what you sent.

  • EmailResend, an email delivery service, sends the submission to my email inbox (Gmail).
  • My client recordsA record with your name, contact details and what you sent is added to my own client management system and, for a real inquiry, to my client list in Notion.
  • A phone alertntfy, a push notification service, delivers an alert with the details to my phone so I can answer quickly.
  • The newsletter listNewsletter signups are kept in a subscriber list in Notion and in Resend, which delivers the newsletter.

The site does not send automatic emails or text messages after you submit a form. When you hear from me, it is a personal reply from me, by email, phone, text or WhatsApp, using the details you gave.

Asking a question does not sign you up for the newsletter. Only the newsletter signup does.

How I use it

  • To answer youTo reply and give you what you asked for: a valuation, a search, a showing, a building report, or help buying, selling or leasing.
  • To work with youTo follow up on your request and keep a record of our conversations as part of my work as your agent.
  • To send The Miami ReadOnly if you signed up for it.
  • To improve the siteTo understand which pages and tools people use, and what to fix or build next.
  • To protect the siteTo keep it secure and to stop spam, scraping and abuse.
  • To meet legal dutiesTo comply with the law and with the record-keeping rules that apply to real estate brokerages.

I do not sell your personal information, and I do not give or rent my client list or newsletter list to anyone for their own marketing.

When it is shared

  • Services that run the siteThe companies named on this page that host the site and deliver, store and measure it handle information as part of that work, under their own terms and privacy policies.
  • A transactionWhen we work together on a purchase, sale or lease, I share what the deal needs with the people involved, such as my brokerage, Carmona Realty Group, the other agent, a lender, a title company or closing attorney, or an association or landlord that requires an application.
  • With your permissionWith anyone else only when you ask me to or agree to it, for example an introduction to a lender or an inspector.
  • Legal reasonsWhen the law requires it, such as a subpoena or court order, or when it is needed to protect my rights, the site or someone's safety.

Cookies, analytics and ads

The site uses these tools to measure how it is used and how my ads perform.

  • Google AnalyticsGoogle Analytics 4 shows me how the site is used: the pages viewed, how visitors arrived, their device and general location, and actions such as clicking to call, saving a home or sending a form. It sets cookies in your browser (such as _ga). It does not receive your name, email, phone number or message. Page addresses can include search filters, or an address you typed into a box that opens the valuation page. Google handles this data under its own policies, explained in how Google uses information from sites that use its services.
  • Meta PixelThe Meta Pixel, from Meta (Facebook and Instagram), measures how my ads perform and lets me show ads to people who have visited the site. It sets a cookie called _fbp and sends Meta the pages you visit and actions such as sending a form, along with technical details such as your IP address and browser. It does not send Meta what you type into a form. Meta may connect this activity to a Facebook or Instagram account under its own privacy policy.
  • Vercel Web Analytics and Speed InsightsThese count page views and measure how fast pages load. Vercel, which hosts the site, states that they work without third-party cookies, that a visit is recognized by a hash of the request that is discarded after 24 hours, and that the data is not tied to any individual or IP address. Details are in Vercel's documentation.

The site does not change how it works when a browser sends a "Do Not Track" signal. You can still limit these tools with the choices described below.

Saved on your own device

Some features save things in your own browser, in its local storage, instead of on my servers.

  • My MiamiThe buildings, neighborhoods, homes and searches you save with the heart buttons, including your shortlist of homes.
  • Your Miami briefYour answers to the home page quiz. When you open another form, it shows that your brief is attached, and you can remove it before you send.
  • A motion settingIf you pause moving elements, that choice is kept until you close the tab.

This information stays on your device. It reaches me only when you send it in a form, for example with "Send my list to Enrique" on My Miami. A My Miami link you share carries the list inside the link itself; it is not stored on my servers. To erase these saves, use "Clear my list" in My Miami or clear this site's data in your browser.

Server logs and security

Every visit passes through the site's hosting provider, Vercel. Like any web server, it receives your IP address, your browser and device type (the user agent), the page requested, the time and similar technical details. Vercel and the site's firewall use them to deliver pages, keep the site secure and block abuse, and I can see some of them in the site's logs. If a form is rejected as spam, the name, email and page from it are logged so I can check that no real message was lost.

When automated access breaks the Terms of Use, I may record the IP address, user agent and country of those requests, block them, and mark the copies of pages served to them so that a republished copy can be traced back to the request that took it.

Listings, maps and other services

Some parts of the site load content from other companies, so your browser connects to them directly. Each one receives your IP address and browser details as part of that connection and handles them under its own policy.

  • Listings and photosListing data comes from the Miami Association of REALTORS® MLS through Bridge IDX. Many listing photos load directly from the MLS's photo servers.
  • MapsMap tiles and satellite imagery come from Esri. Some building views show a Google Maps satellite image; when one loads, Google may set its own cookies. Map software on some pages loads from unpkg.com, a public code delivery network.
  • Address suggestionsOn the valuation page, what you type in the address box is sent to Photon (photon.komoot.io), an address search service run by komoot on OpenStreetMap data, to suggest matching addresses.
  • WhatsApp, text and call buttonsThese open WhatsApp, your messaging app or your phone with my number and, for WhatsApp and text, a short pre-written message. What you send there is handled by those apps and your phone carrier under their own terms.

Your choices

  • Google AnalyticsInstall Google's Analytics opt-out browser add-on, or block or delete cookies in your browser.
  • Meta adsIn your Facebook or Instagram settings (Accounts Center), use your ad preferences and the activity from other businesses setting to control whether Meta uses your activity on other sites to show you ads.
  • Cookies and site dataYour browser lets you block or delete cookies and site data. The site still works without them, but My Miami cannot keep your saves.
  • The newsletterEvery issue of The Miami Read has an unsubscribe link. You can also email me and I will remove you.
  • Your informationAsk me by email or phone to see, correct or delete the information I hold about you. I may need to confirm who you are first.
  • Additional rightsIf you live somewhere that gives you additional rights over your personal information, contact me and I will help you exercise them.

How long I keep it

I keep lead and client information for as long as I need it for our working relationship, and for as long as the legal and brokerage record-keeping requirements for real estate in Florida call for. When you ask me to delete your information, I delete it, except what the law requires or allows me to keep.

Newsletter addresses stay on the list until you unsubscribe. After that, a record that you opted out may be kept so you are not emailed again by mistake.

Analytics data is kept by Google, Meta and Vercel for the periods their services and settings provide. Information saved in your browser stays there until you remove it.

Keeping it secure

The site uses an encrypted connection (HTTPS), and forms send to the site's own server. Access to my email, client records and the services named on this page is protected. Still, no website or online service is perfectly secure, so please do not send sensitive information such as Social Security, bank account or card numbers through the site's forms.

Children

The site is for adults looking at real estate. It is not directed to children under 13, and I do not knowingly collect personal information from them. If you believe a child has sent me information through the site, contact me and I will delete it.

Changes to this policy

I may update this policy when the site or the services it uses change. The date at the top of this page shows the current version.

Questions about your information

Write or call me with any question about this policy, or to make a request about your information. The Terms of Use cover the rest of the rules for using the site.
