Terms of Use
The rules for using this site.
These terms cover every visit to enriqueponte.com, whether you read it in a browser or reach it with software. They are kept short on purpose. Please read them before you use the site.

Who these terms cover
These terms apply to anyone who accesses or uses www.enriqueponte.com (the "site"), including every page, file, image, data file and API endpoint on it. They apply whether you use a web browser or any other software, and whether or not you have an account or have signed up for anything.
By accessing or using the site, you agree to these terms. If you do not agree, do not use the site.
Who runs the site
The site is run by Enrique Ponte Ojeda ("I" or "me" on this page), a licensed Florida real estate agent with Carmona Realty Group in Miami, Florida. You can reach me at 786-578-6900 or eponteojeda@gmail.com.
What you can use it for
You may use the site for your own personal, non-commercial purposes: to research Miami real estate, read the articles and market data, use the calculators and tools, and get in touch with me.
Listing data on the site comes from the Miami Association of REALTORS® MLS through Bridge IDX. It is provided exclusively for consumers' personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing or leasing. Listing information is deemed reliable but not guaranteed.
Journalists and researchers may quote and cite the site's published figures with the source line described on the For journalists page.
What is not allowed
- Automated accessUsing bots, scrapers, crawlers, spiders, headless or automated browsers, scripts or any other automated means to access the site, or to copy, collect, index or extract its content or data.
- Disguising automated accessUsing proxy networks, rotating IP addresses, changed or false user agents, or any other method to disguise automated access, or to get around rate limits, firewalls, security challenges or blocks. An ordinary VPN or privacy setting you use while browsing yourself is fine.
- The site's APICalling anything under /api/ except through the site's own pages, used by a person in a normal web browser.
- Copying and reuseCopying, republishing, reselling or redistributing the site's content, or using it to build a database, product, service or model, including training or feeding an AI system. This covers the listings, the condo database, the leasing communities, the market statistics, valuations, photos and articles.
- Framing and mirroringShowing the site or any part of it inside another website or app, or running a copy of it.
- Harming the siteInterfering with the site, overloading it, probing it for weaknesses, or trying to reach any part of it that is not public.
Search engines are the exception. Search engines and similar services whose crawlers identify themselves honestly and follow the site's robots.txt file may index the public pages to show them in search results.
If your access is blocked
If I block, rate-limit, challenge or otherwise restrict your access to the site, including by IP address, network, device or software signature, your permission to access the site ends immediately. It ends for every way of reaching the site, not only the one that was blocked, and it stays revoked until I restore it in writing.
Trying to get around a block, for example with new IP addresses, proxies, user agents, browsers or accounts, is access without permission. This page is your notice.
Who owns the content
The site's text, design and graphics, my own photos, and its databases and compilations (including the condo database, the leasing communities, the market statistics and the analyses) belong to me or to those who license them to me. They are protected by copyright and other laws. Using the site gives you no ownership of that content and no license to it beyond the personal use described above.
Listing content (the descriptions, photos and details of homes for sale or rent) belongs to the listing brokers and the MLS and is shown here under an IDX license. Other photographs are credited where they appear and on the photo credits page.
Information, not advice
I work to keep the information on the site accurate and current, but it is general information and it is not guaranteed. Valuations, statistics and calculator results are estimates, not appraisals, and they depend on the data available on the date shown. How the figures are made is explained on the methodology page.
Nothing on the site is legal, tax, financial, mortgage or appraisal advice. Before you rely on anything important (prices, square footage, fees, taxes, building rules, zoning or flood zones), confirm it independently and with the right professional.
Equal Housing Opportunity.
Links to other sites
The site links to sites and services run by others, such as WhatsApp, map providers, the MLS, public records and news sources. I do not control them and I am not responsible for their content, availability or practices. Their own terms apply.
Limits of liability
The site is provided "as is" and "as available", without warranties of any kind, to the fullest extent Florida law allows. To the fullest extent the law allows, neither I nor Carmona Realty Group is liable for any indirect, incidental, special or consequential damages, or for any loss that comes from using or relying on the site or from not being able to use it.
If you break these terms, you agree to cover the losses, costs and claims, including reasonable attorney's fees, that I incur because of it.
Florida law
These terms are governed by the laws of the State of Florida and applicable federal law. Any dispute about the site or these terms will be decided in the state or federal courts located in Miami-Dade County, Florida, and you agree to the jurisdiction of those courts.
Because automated access and copying can cause harm that money alone cannot fix, I may ask a court to stop a breach of these terms, in addition to any other remedy the law allows.
Changes to these terms
I may update these terms. The date at the top of this page shows the current version, and the version posted when you use the site applies to that use.
If any part of these terms cannot be enforced, the rest still applies. If I do not enforce a term right away, I have not given up the right to enforce it later.
Questions about these terms
Write or call me. If you want to use the site's data in a way these terms do not allow, ask first; I will tell you what is possible. If something on the site is hard to use, the accessibility statement explains how to reach me.
