The Miami office market isn't just holding, it's accelerating. Per Commercial Observer, second-quarter leasing hit 1.3 million square feet, up 45% year over year, while vacancy fell to 14.9% from 17.1%. Average asking rent reached $67.12 per square foot, up 7% year over year and up 57% over five years, with Class A space at $80.85.
The deals underline the demand. Thiel Family Office signed 18,158 square feet at 830 Brickell at a striking $250 per square foot. Pura Vida took 26,982 square feet at Gateway at Wynwood, and Planet Fitness took 26,207 square feet at the Omni Center. There are 13 office projects, roughly 2.5 million square feet, under construction.
