The Fed held rates, but the dot plot quietly turned hawkish

A unanimous hold, but the median projection now points to a possible hike. Here's what that does, and doesn't do, to your mortgage rate.

The FOMC held the federal funds target at 3.5% to 3.75% in a unanimous 12-0 vote, the first meeting chaired by Kevin Warsh. But the projections told a different story than the hold: the median year-end 2026 rate projection rose to 3.8%, up from 3.4% in March, signaling at least one possible hike.

Of the 18 officials, 9 saw rates above the current 3.625% midpoint, and the statement cited inflation still running above the 2% goal. Traders responded by starting to price in a possible hike as early as October.

What a hawkish Fed does to your mortgage

Here's the part most headlines skip: your 30-year mortgage does not track the Fed funds rate. It tracks the 10-year Treasury yield, which moves on inflation expectations and the bond market's read of the future, not on the overnight rate the Fed sets. A hawkish Fed can actually pull long-term yields down if the market believes inflation will be contained, or push them up if it doesn't. The relationship is not one-for-one.

My read: don't reflexively assume a hawkish Fed means higher mortgage rates tomorrow. What matters for your rate is the 10-year, and that's driven by the inflation story. The practical move is to stop trying to time the Fed and instead know your number: the payment that works for you. If a home and a rate clear that bar, the meeting-to-meeting drama is noise.
