NAR's new international report shows a smaller, more selective pool: 48% pay cash, Canada and Mexico lead, and Florida remains the number one destination.
Partners Group is bringing Breitling-branded 'B Residences' to the Financial District. Miami now trails only Dubai in branded residences, and that ranking says a lot about who's buying here.
Swiss private-markets giant Partners Group, together with Empira Group, is planning a Breitling-branded condo tower for the Brickell Financial District. The project, called B Residences, is slated to rise 70 stories with more than 300 units. It's an Arquitectonica design anchored by a 45,000-square-foot B Social Club, and the roughly $220M development is targeting a construction start in late 2028 with completion in 2031.
The bet is not an outlier. As of fall 2025, Miami's tri-county area counted 48 completed branded-residence projects with another 55 planned, ranking second globally behind only Dubai.

When a Swiss institutional investor commits $220M to put a watch brand on a Brickell skyline, it's a vote on the buyer, not the building. Branded residences exist to sell certainty to international money: a recognizable name, managed service, and a resale story that travels across borders. Miami sitting at No. 2 behind Dubai tells you exactly which global buyer pool developers are underwriting here.
My honest take on the premium: a brand can be worth it if the service and amenity package are real and durable, and it can be dead weight if you're paying purely for a logo on the porte-cochere. With completion targeted for 2031, this one is a long-horizon play. Judge it on the operator behind the name and the fee structure, not the marketing.
Branded or not, I track the full Brickell condo landscape so you can compare a headline tower against everything else on the water.

A billion dollars reserved before the public launch says something about global capital and branded condos. And about when the best inventory is really gone.
