The national picture is tilting toward buyers. Per Realtor.com's June housing report, national asking prices fell 2.5% year over year, the steepest annual decline in its data since 2017 and the eighth straight month of declines. Price cuts rose to 18.5% of listings, up from 17.5% in May. Median days on market held at 53, matching last year for the first time in 26 months, and pending sales were up 3.7% year over year, the seventh consecutive month of growth.
Financing eased in the same week. Freddie Mac reported the 30-year fixed averaged 6.43% on July 2, down from 6.49% and a seven-week low, with the 15-year at 5.79%. A year ago, the 30-year was 6.67%.

These are national numbers, so don't buy or sell off them directly. Miami runs its own cycle. But the underlying behavior travels: more listings are cutting, homes are taking a beat longer, and rates just gave buyers a small break.
My read: leverage exists where listings sit, in Miami just like everywhere else. The seven-week low on rates is modest, not a green light to overpay, but it does lower your monthly payment on the same price. Pair that with a market where price cuts are climbing, and the play is to find the local listings that have already aged or reduced and negotiate from the comps. Use the rate dip to buy the home, not to justify a higher number.
