MIAMI REALTORS' June report, published July 17, counted 2,107 closed sales in Miami-Dade, up 14.3% year over year and the best June since 2023. Single-family transactions rose 16.8% and condo transactions rose 11.9%. Dollar volume jumped 36.39% to $2.4 billion, and sales at $1 million and above climbed 29.1%.

- Inventory is contracting. Active listings fell 14.9% year over year, from 18,715 to 15,930.

My read
The volume number is real, and the luxury number is real. But the same release shows the condo median falling while the single-family median rises, and twelve months of condo supply against five for houses. When a buyer asks me whether βMiami is hot,β the honest answer is a question back: which Miami? If you are buying a house, expect competition and move fast on the right one. If you are buying a resale condo, you have time and leverage, and you should spend both on the building's financials. If you are selling, know which column you are in before you set a price.
