The State Says the Average Miami-Dade Homeowner Pays $5,975 for Insurance. Condo Owners Pay $2,801.

Florida's July stability report, Citizens' 14% Miami-Dade cut taking effect, 44 carriers filing decreases. The insurance objection finally has real numbers behind it.

The Florida Office of Insurance Regulation's July 1 Property Insurance Stability Report puts the average Miami-Dade homeowners premium, including wind, at $5,975. For a condo unit owner including wind it is $2,801. Without wind coverage the figures drop to $3,779 and $1,764. Broward's homeowners average is $6,136, Palm Beach's $6,323 and Monroe's $7,863. The report says the average homeowners premium fell in 51 of 67 counties since its January edition.

Why premiums are moving

  • Citizens is cutting. Homeowners multiperil rates fall an average 8.8% statewide in 2026 and wind-only 5.5%, with Miami-Dade at an average 14.0% reduction on roughly 42,000 homes. New policies got the rate July 1; existing policies get it at renewal.
  • Citizens is shrinking. The state report counts 293,465 Citizens policies as of June 5, 2026, the lowest in 25 years, and says Citizens is no longer Florida's largest property insurer.
  • Carriers are filing down. For residential policies effective in 2024 or later, 44 companies requested rate decreases and 48 requested 0%.
  • The market is healthy again. The domestic market's 2025 combined ratio was 83%, the best in over a decade. 21 new companies have been approved since the reforms, and reinsurance costs fell at least 10% on average.

My read

For three years insurance killed more South Florida deals than rates did. These are averages, and the report itself warns actual premiums vary by carrier, insured value and deductibles, so do not treat $5,975 as your quote. But the direction is now documented by the regulator, not by an agent trying to close you. If a quote blew up your budget in 2024 or 2025, re-quote. And notice the condo number: at $2,801 including wind, the unit owner's premium is a fraction of the single-family figure, one of the few cost lines that still favors the condo buyer this year.
