$15M in funding, 0% loans up to $50,000 a unit, digital application open through the end of June. Here is why assessments are quietly repricing older condos.
Miami-Dade just reopened its Condominium Special Assessment Loan Program, and the application window is open for the rest of June. The county put roughly $15 million in funding behind this round, on top of the more than $55 million it has provided to date. The program offers 0% interest loans up to $50,000 per unit for eligible households facing special assessments.
Eligibility runs up to 140% of Area Median Income, with priority given to residents aged 62 and older. The application is fully digital, and the window runs June 1 through June 30, 2026. If you or someone you know is staring down an assessment, this closes at the end of the month.

Why this matters for older condos
My read: special assessments are quietly reshaping what older condos are worth. Since the reserve mandates took hold, aging buildings have been hit with large assessments that owners have to cover, and that cost gets priced straight into resale value. A 0% loan does not erase the assessment, but it can be the difference between an owner holding on and an owner dumping a unit into a soft market.
For buyers, programs like this are a signal of where the pressure is. If a building's owners are leaning on assessment loans, that building has a reserve and assessment story you need to understand before you make an offer. This is exactly the building-level detail that decides whether an older condo is a bargain or a trap.
- Beat the deadline. The window closes June 30. Apply digitally if you qualify.
- Seniors first. Priority goes to residents 62 and older.
- Know the AMI limit. Eligibility runs to 140% of Area Median Income.
- Buyers, dig in. Heavy assessment activity is a flag to study a building's reserves before offering.
