The leverage is shifting, and the data shows it plainly. As of April 30, 79.5% of Miami homes sold below list price, and only 8% sold above list, according to Islander News. The median sale price was $593,167, and the median time on market stretched to 80 days, up 3.8% year over year and up 41.38% versus three years ago.
Supply and demand both tell the same story. Active listings sat at 10,109, down 6.72% year over year, while rentals available jumped 16.12% to 13,310. Total sales fell 5.2% year over year, with townhomes down 13.1%, condos down 6.2%, and single-family homes down 2.0%.

That's not a contradiction, it's a difference in slices and methods, and both are real. I read both before I price anything, and you should be skeptical of anyone who only quotes the report that fits their pitch.
