One of South Beach's best-known hotels is getting a new flag. Reuben Brothers is converting the W South Beach at 2201 Collins Avenue into a Waldorf Astoria, per The Real Deal. The 20-story oceanfront property has 407 total units, and the plan calls for 348 redesigned oceanfront suites plus a 48,000-square-foot pool deck.

Reuben Brothers paid more than $400 million for the property in 2024, buying from Aby Rosen's RFR and David Edelstein's Tricap. The hotel is set to close on Aug 20, 2026 and reopen in winter 2027. A Major Food Group concept reportedly replaces Mr. Chow, and the reporting notes that 300-plus employee terminations are anticipated during the transition.
