My read

This listing matters more as a benchmark than as a transaction. Until now, if you owned or wanted to own near NE 39th Street, there was no residential comp in the Design District at all. Now there is one, and it sits around $3,330 a foot on my math. I would not treat that as a market price yet. It is one unit, in a building that is not finished, in a neighborhood with no resale history whatsoever. The article does not say whether this is a developer release or a contract holder reselling, and it gives no completion date and no sellout target. If you are seriously considering it, price the risk of a long delivery window, and compare it against Brickell and Edgewater waterfront product at similar per-foot numbers where you can actually see closed sales.
