800-Room Grand Hyatt at the Miami Beach Convention Center Tops Out

The 17-story hotel reached structural completion in July 2026 and opens in late 2027. It changes the demand profile around 17th Street.

Florida YIMBY reported on July 30, 2026 that construction topped out on the Grand Hyatt hotel at the Miami Beach Convention Center. Per Florida YIMBY, the project will yield β€œan 800-room luxury hotel with 110,000 square feet of meeting and ballroom space.” The 17-story building sits at 1701 Convention Center Drive, is developed by Terra and Turnberry, connects to the convention center by skybridge, and is scheduled to open in late 2027.

How the building stacks

  • 12 floors of guest rooms. Including 50 suites, per Florida YIMBY.
  • Four floors of meeting and ballroom space. The convention business sits underneath the rooms rather than beside them.
  • 17,000 square feet of ground-floor retail. Plus an 8,000-square-foot Grand Lawn atop the fifth-floor rooftop.
  • Balconies on nearly two-thirds of rooms. Unusual for a convention hotel at this scale.

Why it matters on the residential side

Greater Miami and Miami Beach welcomed 28.3 million visitors in 2025, per the same article. The Convention Center has not had an attached full-service hotel at this scale, and overflow demand has landed in nearby condo buildings and short-term rentals. Eight hundred convention-grade rooms arriving in late 2027 brings a share of that demand in-house. If you own a unit near 17th Street that you rent short term, that is a real change to your competition, and it arrives on a known date.

My read

Two things are true at once. A structural top-out is a milestone, not an opening, and late 2027 is still more than a year away. But this is the kind of infrastructure that resets a district's baseline. South Beach has not added convention-grade room supply at this size in years. I expect it to firm up daytime foot traffic and ground-floor retail rents around 17th Street well before it does anything measurable to residential values. What the reporting does not give me is the project cost, whether there is public subsidy or a ground-lease arrangement with the City of Miami Beach, or the general contractor. If you are underwriting a rental near the Convention Center, model the new room supply and leave the subsidy question open until the city publishes terms.
