2200 Brickell Receives Its TCO at More Than 85% Sold and Begins Delivering

2200 Brickell Receives Its TCO at More Than 85% Sold and Begins Delivering

The five-story South Brickell condo cleared its temporary certificate of occupancy in August 2026. Closings now start, which means real resale comps within a year.

PROFILEmiami reported on August 11, 2026 that 2200 Brickell received its temporary certificate of occupancy and began delivering. Per the article, β€œThe five-story, 103-residence project has also surpassed 85% sold.” One caution before anything else: the same article states 105 residences in a separate sentence. I am not picking one. Call it roughly 103 to 105 homes until a second source settles it.

What is in the building

  • One to four bedrooms plus garden villas. Priced from $1.2 million, spanning approximately 590 to 2,070 square feet.
  • Five stories on a 1.7-acre site. Low density for Brickell Avenue, where the comparison set is mostly towers.
  • A one-acre rooftop amenity deck. Including a quarter-mile walking track, per PROFILEmiami.
  • $77 million in construction financing. From Bank OZK. Developers are Aria Development Group, Largo and Place Projects, with Revuelta Architecture International as architect and New York-based ODA on interiors.

Where the reporting is thin

I want to be straight about the confidence level here. One trade publication carries this story, the unit count contradicts itself inside that same article, and the milestone date is described as on or about August 11, 2026. The prices of the final released residences and the number of units that have actually closed were not published anywhere I could verify. None of that makes the milestone wrong. It does mean you should not quote the unit count to a buyer as settled fact, and you should confirm the TCO date with the developer before relying on it.

My read

The interesting part is not the sales percentage, it is what happens next. A building that starts closing in late 2026 produces recorded sale prices in South Brickell within twelve months. Right now, anyone pricing a unit on that stretch of Brickell Avenue is working off supertall towers and older inventory. A five-story product with $1.2 million entry pricing is a category Brickell barely has. I will be watching the first ten recorded closings closely, because those tell you whether the 85% sold number was written at prices that actually appraise. If you hold a contract here, get your lender engaged now, not at the closing table.

BRICKELLClosing on a new Brickell unit?

I will pull the recorded comps as they hit so you know exactly where you stand.
