Royal Embassy at 5750 Collins Ave: What 36 Recorded Sales Say
Royal Embassy, a 1968 Mid-Beach condo with 130 units, trades rarely and well below the neighborhood's price per foot. Here is its record, sale by sale and lease by lease.
Royal Embassy is a 16-story, 130-unit condominium at 5750 Collins Ave in Mid-Beach, built in 1968 according to the county record. Since the MLS feed I use begins in October 2019, it has recorded 36 closed sales and 41 closed leases. This is what those records say, and what they do not.
Most of the trading happened at once: 2021 alone had 17 closings, at a median $286 a square foot. From 2023 through today there have been 6. In the last 24 months, 3 two-bedroom units closed between $515,000 and $685,000, at a median $357 a square foot, a median 109 days on market and 97.2% of the last asking price. The most recent was a 1,442-square-foot two-bedroom that closed in April 2026 at $515,000.
How it compares with Mid-Beach
Across every Mid-Beach building on the site, the median over the same 24 months was $551 a square foot on 666 sales. Royal Embassy's three sales ran about 35% below that. Three sales is a thin record, so read it as a direction, not a price. From July to September 2026, Mid-Beach as a whole closed at a median $573 a square foot (n 71).
The rental side
Leasing is steadier than sales here. In the last 12 months, 7 leases closed at a median $3,500 a month and $2.42 a square foot, after a median 40 days on market. Six were two-bedrooms, at a median $3,525. Twelve months at that rent is $42,300, about 6.8% of the median two-bedroom sale price, before association dues, taxes and vacancy.
What to ask for in a 1968 building
Florida's milestone inspection law covers condo buildings of three or more habitable stories, and a building that reached 30 before July 1, 2022 had its first inspection due before December 31, 2024. The structural integrity reserve study was due by December 31, 2025. On a resale, the seller must give you the inspector's milestone summary and the most recent reserve study, or a statement that none was completed. I have not reviewed this building's reports, so I make no claim about them; I would read both before an offer goes firm.
My read
The record shows a building that trades rarely and below its neighbors per foot, with steady rental demand. That combination can suit a buyer who wants Mid-Beach at a lower entry price and plans to hold, as long as the association's documents check out. If you own here, the last three sales in the building are your comparables, not the Mid-Beach median.
