Prosper Group and Versluys Group unveiled Bugatti Residences Miami on September 15, the marque's first U.S. branded residence, on the $50 million Brickell acre they closed in August. No pricing yet. Sales open in the first half of 2027.

On Tuesday, September 15, Prosper Group and the century-old Belgian developer Versluys Group unveiled Bugatti Residences Miami, a 60-story condominium planned at 75 SW Miami Avenue Road on the Miami River in Brickell, per CRE-sources and PROFILEmiami. It is the first Bugatti-branded residence in the United States and the second anywhere after Dubai. The announcement describes 183 residences, including four signature penthouses, and more than 300 feet of river frontage. Brandon Haw Architecture is the architect, drawing on the marque's signature C-line; Yabu Pushelberg is designing the interiors; Rhodium is the residential operating partner. Sales are slated to launch in the first half of 2027.

What is known, and what is not

  • Known: the site. 66 SW 6th Street, 625 SW 1st Avenue and a riverfront parcel, assembled and closed for $50 million on August 5 with a $30.5 million acquisition loan from Vaster. PROFILEmiami and Commercial Observer both reported a planned development value of $650 million at closing.
  • Known: the team. Brandon Haw Architecture, Yabu Pushelberg, Rhodium, and Bugatti International as the licensing partner. The carmaker's own newsroom carries no release; the developer's announcement is the primary document.
  • Not known. Pricing per residence or per square foot, unit sizes, the height in feet, groundbreaking and delivery dates, construction financing. None have been published. Any price you see online for “Bugatti Residences” belongs to the Dubai project.
  • Changed. The August land-closing coverage described 181 residences. The September 15 announcement says 183.

My read

Miami's auto-branded run now reads Porsche Design Tower, Aston Martin Residences, Bentley, Mercedes-Benz Places, Pagani and Bugatti, the marque with the highest price ceiling of the group. I closed a $22,000-a-month lease at Aston Martin Residences this year, so I have watched up close what a brand does to a building's rent roll and its resale floor. Three practical points. Brickell's riverfront is nearly built out, and this takes one of the last waterfront acres off the board, a comp-setting event for every river-adjacent owner years before the first closing. The land basis, $50 million for one acre under a $650 million budget and 183 units, tells you pricing will not be modest when it lands. And the priority list is open now while pricing is not: that is the window where a buyer's agent earns the fee, because nothing in a pre-launch brochure has been negotiated yet.
