A 100-Year-Old Palm Island Mansion Sold for $29 Million, 19% Under Its Last Ask
49 Palm Avenue closed at $29 million against a $35.9 million asking price, with a $27.7 million JPMorgan Chase mortgage. The county record tells a different square-footage story than the listing.
A trust in the name of Coral Gables real estate investor Maria Menzel bought the historic mansion at 49 Palm Avenue on Palm Island for $29 million, The Real Deal reported in its roundup of October 14 transactions. The seller was a land trust managed by Ayse Aylin Kaya, and JPMorgan Chase provided the buyer a $27.7 million mortgage. The MLS record on public IDX sites shows an October 5 closing and a last asking price of $35.9 million after 673 days on market.
Per TRD, the roughly 100-year-old house has eight bedrooms, seven full and three half baths, 100 feet of water frontage, a guest villa and an elevator on a 0.7-acre lot. One Sotheby's International Realty had the listing.
What the county record shows
The Property Appraiser file for folio 02-4205-001-0140 already lists the Menzel trust as owner, but the $29 million sale is not yet in its sales file as of October 15. The last recorded sale is December 2004 at $4,870,000, which TRD rounds to $4.9 million.
The square footage needs a footnote. The lot is 100 by 300 feet, or 30,000 sq ft (0.69 acres). The main house was built in 1926 with 5,681 sq ft of living area, and the PA counts eight bedrooms and six baths. A second building with 3,617 heated sq ft has no year built or value on the roll. Together the two buildings have about 11,350 sq ft of gross area, close to the listing's 11,307, so the $2,565 figure likely counts space under roof. On the PA's combined heated area of 9,298 sq ft, the price is about $3,119 a foot.
The PA's 2026 market value is $16.6 million, of which $16.5 million is land and $78,879 is the house. The buyer paid about 1.75 times that.
Why price per foot misleads on the islands
The cleaner comp is on the same street. The former Al Capone site at 93 Palm Avenue sold for $21 million with no house on it, per PROFILEmiami. Per the PA, that lot is also 100 by 300 feet on the same block, and the county gives both lots the same $16.5 million land value. On paper, the restored 1926 house was worth about $8 million over bare land.
The same roundup had a Venetian Causeway sale: 11 East Rivo Alto Drive at $17.2 million, or $3,406 a sq ft on 5,050 sq ft. More per foot of house than 49 Palm, yet by my math about $164,000 per foot of water against $290,000 here. On these islands, the lot and the water set the price.
My read
For sellers of older waterfront homes, the lesson is plain. The market paid land value plus a premium for a restored historic house, and it took 673 days and a 19% gap from the last ask to find that number. Historic estates have buyers, but a narrow pool, and serious ones ask about elevation and flood exposure before the moldings. If your listing square footage and the PA's disagree by thousands of feet, reconcile them before an appraiser does.
On financing, compare the $55 million Star Island sale, where the buyer borrowed $18.5 million, about a third. Here the recorded mortgage is about 95% of the price. A recorded amount does not show the rate, the term or what else secures the loan, and private bank loans at this level often sit inside a wider relationship. Rates have not stopped trophy buyers from borrowing. They change who lends and on what terms.
On the causeway islands, frontage and lot size set the floor. I will show you both numbers.
