A $6.8M off-market buy became a $16.95M record exit, and a $18.9M North Bay Road deal closed quietly. The real inventory moves through relationships.
Two of the week's biggest luxury trades never touched a public listing. Tommy Mottola and Thalia sold 174 Camden Drive in Bal Harbour for $16.95 million to Ferrari dealer Gad Bitton, a record for non-waterfront homes in Bal Harbour. The couple had paid just $6.8 million for it in 2023, in an off-market deal brokered by Alan Eskenazi.
In the second deal, Jose Mas, Cesar Molina and Gonzalo De La Iglesia bought 6500 North Bay Road for $18.9 million from Jason Rubell and Michelle Simkins, also off-market, with Dina Goldentayer representing. The 6,600-square-foot home has 159 feet of water frontage. In the same week, 4731 Pine Tree Drive, the former Alan Faena estate, sold for $24 million.

The best trades never hit the portal
My read: look at the Mottola and Thalia round trip. A $6.8 million off-market entry in 2023 became a $16.95 million record exit in 2026. That is the off-market game on both sides. They bought quietly below where a public listing would have priced it, then sold into a record. The portal never saw either end.
Every one of these traded off-market for a reason. At this level, sellers do not want the exposure and buyers want first look before anyone else. If you are only watching what is listed, you are seeing the leftovers. The real inventory moves through relationships, and that is the entire point of an off-market network.
- Both ends are off-market. The quiet entry and the record exit both skipped the portal.
- Records set privately. A $16.95M non-waterfront record was set without a public listing.
- Buyers get first look. Access to unlisted homes is the advantage at this level.
- Sellers get discretion. Off-market protects price and privacy for trophy owners.
