The top commercial deal of the week was an Edgewater development site at 614 and 720 NE 27th Street, which sold for $43.1M across 1.5 acres. The seller was an OKO Group and Cain joint venture, and the buyers were Cain International and Kushner Companies, who are planning a 40-story, 364-unit tower.

The same week's top residential trades tell you the tier of money moving through South Florida right now: 239 Wells Road in Palm Beach traded at $12M, and a Continuum South Beach unit at 100 South Pointe Drive sold for $11.9M, about $4,800 per square foot, to buyer John Plank.

Institutional land buys are a forward indicator, not a rearview one. Kushner and Cain are not paying roughly $28M an acre for what Edgewater is today. They're underwriting what it becomes once 364 more high-end units, and the buildings that follow them, reshape the waterfront. When groups at that scale plant a flag, the smaller land and condo trades around them tend to reprice upward over the following cycle.

My take for a buyer or owner in Edgewater: this is confirmation, not caution. The neighborhood has been transitioning for years, and a deal of this size accelerates it. If you already own here, your basis just got a little more interesting. If you're looking to buy, understand you're now competing on a block that institutional capital has explicitly bet on.
