Distance is not the obstacle. Being unprepared is. A short checklist before you start.
International and out-of-state buyers are a large part of the South Florida market, and buying remotely is routine when the groundwork is done first. The friction almost always comes from starting the search before the logistics are lined up.
Three things to sort early: how you will fund the purchase (cash, a US mortgage, or cross-border financing, each with different timelines), who your professionals are (a cross-border CPA and, where relevant, an immigration attorney), and how you will handle the closing and any post-closing management from a distance.
None of that is exotic, but it is specific to your situation, which is why this is education and not advice. The right lender and the right accountant for one buyer are wrong for another.
I coordinate remote tours, introductions to vetted cross-border professionals, and a trusted team on the ground, so the distance stops mattering. The International & Canadian resources page goes deeper.
