Miami by market tier: where the segments really are

Miami is not one market. It is dozens, and knowing which tier you are in changes everything.

People talk about "the Miami market" as if it moves as one thing. It does not. The trophy islands, the established luxury enclaves, the walkable mid-market villages, and the emerging inland neighborhoods can all be moving in different directions in the same month.

Grouping neighborhoods by tier is a working tool, not an appraisal. It helps a buyer understand where their budget actually competes, and it helps a seller understand who their real buyer pool is. A home priced for one tier but marketed to another simply sits.

The emerging tier is where a lot of the interesting decisions happen: value today, but only if the fundamentals (transit, zoning, new development) actually follow through. That is exactly where a data-driven read beats a hunch.
